Glebelands Road, Wokingham, Berkshire

Princegate Estates was able to use its proven planning expertise and experience to the full when developing this 1.7 acre site in central Wokingham into a scheme of 38 exclusive retirement cottages and apartments. The site originally comprised 3 detached properties and was in close proximity to shops and public transport, which made it ideal for a Lifestyle retirement scheme. The area was also one of special interest with significant trees and a colony of Pipistrel bats.

Princegate Estates acquired the site in November 2002 and, together with their retained team of architects, ensured that a high quality of design, and sensitive consultation with English Nature and a local Aboriculturalist, were paramount when presenting this prominent scheme to the planners.

The planning application was submitted in January 2003 and the resolution to grant planning consent was received in October that year. The site is currently being developed in association with David Wilson Retirement Homes to provide independent living for the over 55s in a safe and pleasant environment.

The Princegate Effect

John Phillipson says, "There were a number of sensitive issues which needed to be overcome to fully release the potential of this site. Princegate invested a lot of time in the early stages consulting with local residents, including a presentation of the plans for the site before submission to the council. Continuing dialogue, particularly with adjoining owners regarding approval of boundary treatment, helped to ensure the scheme was acceptable to the community."
