Princegate Estates rose to the challenge of achieving planning permission for a high-density housing scheme on this 1.4 acre site in Cobham.

With their proven planning expertise Princegate were confident that the site, which originally comprised 5 detached houses on a suburban boulevard very close to the town centre, could support such a scheme.

A very high quality design by Peter Taylor Associates, one of Princegate’s retained teams of architects, was critical in presenting this scheme to the planners. And, whilst the local authority had reservations about the development, the Planning Inspectorate recognised that Princegate had created a scheme that met all the requirements of the location.

Planning permission was granted for 44 apartments in two buildings, to create a modern Lifestyle retirement scheme. The buildings will also provide a new and exciting street scene sympathetic to their surroundings.

John Phillipson, Director of Planning says, “This site in Cobham was very much about the 3 Ls – Location, Location and Location. The site was so well sited for a Lifestyle scheme being only a couple of minutes walk from the shops in central Cobham. This brought with it added challenges from a planning perspective. The Council was very keen to see a building which reflected its prominent position but did not create unsustainable pressure on transportation and highways. Princegate was shown to address each issue in a positive and comprehensive way, allowing the Inspector to grant permission.”
